Kita F,

located in the south of Munich, is a very special project for IFUB*. It all started with a unique meeting. The clients were looking for an office to examine a planned daycare center that was about to be built with regard to grandchildren's justice - i.e. ecological and social sustainability with future generations in mind. Naturally, IFUB* was very enthusiastic about the task! The floor plan was not to be significantly changed, and both demolition and new construction were fixed parameters in order not to jeopardize the existing building permit. IFUB* then developed several proposals, which were incorporated into the planning over the following months and are now being implemented. The biggest intervention was the removal of the underground garage planned beneath the garden, which could be replaced by a compact platform car park with a reduction of two parking spaces. A reduction in sealing by almost half! Other major measures included simplifying the building’s external volume in order to optimize it for timber construction. On the one hand, the roof surfaces were straightened and redesigned without a flat roof; on the other hand, bays and projections were removed and the stairs and balconies facing the garden were combined into a continuous external access balcony structure. With just a few targeted interventions, a lot was achieved here.

Major changes were made to the construction method. The original detailed design planned for a reinforced concrete construction with polystyrene insulation and ETICS plaster façade with plastic windows. A house made entirely of cement and plastic: neither ecological nor healthy for living.

The new plan

now calls for a glue-free solid timber construction (except for the basement). Not only the exterior walls, but also the acoustic ceilings are planned as visible solid wood. On the outside, excellent thermal insulation in winter and summer is achieved with wood fiber insulation. Horizontal timber cladding provides long-lasting protection against wind and weather without the need for foils or adhesives. The timber roof structure is also insulated with wood fiber and, as a ventilated roof assembly, offers excellent protection against moisture and heat. The roof covering will use reclaimed beaver-tail tiles, and stainless steel sheet metal cladding will be installed in the area of the flat pitched roof and the dormers. The windows and doors are designed as ecological and durable wood-aluminum elements. All interior walls are clad with clay panels to ensure excellent indoor air quality. In the basement, the walls are plastered with pure lime plaster. Reused components are also used in some areas (e.g. apartment doors in the attic, partition walls in the tenants' cellar, cellar lights). Two air-to-water heat pumps provide warmth in winter and coolness in summer. While there is always room for improvement, all in all this is a building fit for our current grandchildren — truly Enkelgerecht!
