In the Altmark region, not far from Tangermünde and Stendal, a

cooperative construction and housing project

is being developed with the support of IFUB*. The aim is to create a community for people who long for a slower pace of life, closer to nature and with a stronger sense of community. Furthermore the project wants to bring together people who long for a slower-paced, nature-oriented and community-focused everyday life. The Gutleben Billberge project is a village development project being realised directly on the River Elbe around a historic estate in Billberge, Saxony-Anhalt. The site consists of a number of existing buildings, including a horse farm and a large workshop hall, and is largely planned to be converted, with a few new additions. It combines communal living with space for creativity, craftsmanship and sustainable living. Whether singles, couples, families or seniors – all generations are welcome.

What makes it special

is its location,

as Billberge lies right at the centre of the triangle formed by Berlin (approx. 125 km), Hamburg (approx. 205 km) and Hanover (approx. 200 km), and is extremely well connected not only by car but, above all, via the ICE service from Stendal. The aerial view reveals another major advantage alongside its setting in the countryside: the River Elbe, with its many bathing spots, is within walking distance. However, as Billberge lies at a level well above the River Elbe, there is no risk of flooding despite its immediate proximity.

In a first step, a variety of

different housing options

are to be created. Small, new wooden houses ranging from approx. 20 to approx. 60 m² are being planned by the architectural firm agmm. The IFUB* is responsible for renovating and transforming three simple existing buildings into lively architecture. The residential units will be complemented by a variety of communal areas such as workshops, studios, a co-working space, party rooms, gardens and a communal vegetable garden. These will be created in parallel and successively with the residential buildings. The overall concept focuses on communal living. Private spaces are rather reduced, but at the same time the shared grounds, covering almost 40,000 m2, offer incredible potential for development.

IFUB* is responsible for the planning of the three residential blocks (Buildings 5, 7+9 and 11). This involves

the refurbishment, conversion and extension of three existing buildings.

All buildings will be fitted with new building services, comprehensive thermal insulation with a new timber façade, and a terrace area featuring generous new openings. This terrace area will be used as a design element to give the buildings a fresh, modern look. Inside, the existing long corridors will be removed and converted into contemporary flats with a spacious living-dining-kitchen area and compact bedrooms. The floor plans have been developed based on the existing structure, with the aim of minimising the cost of conversion whilst avoiding major compromises in the room layout. These can be further developed during the course of the project in collaboration with the future residents.

The three future

apartment blocks

are idyllically situated in a green setting. They were designed in the 1950s for the CJD (Christliches Jugenddorfwerk Deutschland e.V.) and were therefore built in the style of a dormitory, with central corridors, small windows and no balconies. The former ‘dormitory-style architecture’ is being transformed into contemporary apartments through skilful alterations to the floor plans and structural extensions featuring spacious terraces.

The existing buildings

have been standing empty for a few years, but are solidly built from masonry with timber-beamed ceilings and are in good condition. Thanks to their simple layout, a phased renovation can be carried out relatively easily and cost-effectively. Pictured here is House 5.

will consist of two blocks, each with two residential units on the ground floor/mezzanine (approx. 80 m² and 2–3 single rooms) and two residential units on the first floor and top floor (approx. 100 m² and 4–6 single rooms). The basement houses storage and utility rooms.

Buildings 7 and 9

offer a high degree of flexibility in terms of use. At first glance, the layout comprises four terraced houses designed for large families, each with its own internal access (approx. 125–135 m² and 5–7 individual rooms). However, the individual terraced houses can also be divided into two residential units each without any structural work, offering small flats on the ground floor (approx. 50 m² and 1–2 private rooms) and good-sized family flats on the first floor/top floor (approx. 75–85 m² and 4–5 private rooms). As this building has no raised ground floor, barrier-free ground-floor flats are also possible here.

Building 11

is similar to Building 5, but has a different layout due to its orientation, which is rotated by 90°. Here too, there are two flats per floor adjacent to the stairwell; however, the ground floor/mezzanine and the first floor are each divided into two identical residential units (approx. 60 m² and 2 single rooms), whilst the top floor is divided into two separate, smaller residential units (approx. 35 m² and 1–2 single rooms). This makes a total of six residential units. Unlike in Buildings 5, 7 and 9, the terraces and balconies here are situated at the ends of the building to ensure privacy. This building also features technical and storage rooms in the basement.
